Every resident is required to read the complete Rules and Regulations document within the handbook (see documents page).
When you purchase property here, you become a stockholder with certain rights and responsibilities.
The only legal owner of a stock certificate is the person registered on the Corporation's books.

Property in Highland Glens is for residential use only - this is our home, not a commercial enterprise.
Using The Neighborhood "Dump"
Acceptable Materials:
Leaves and Needles
Grass clippings
Stone
Weeds
Outdoor fire pit ashes (NO nails)
Indoor Wood, Coal and Pellet stove ashes (NO nails)
Tree Trimmings & branches
Disposal Requirements:
Refuse should not be visible from the road at all times of year (includes fall and winter)
Debris shall not exceed 2 feet in height
Common sense does apply. If you have to think about it… “Don’t do it!” Ask!
Non-Acceptable Materials *Must be removed from Highland Glens property (ex. Waste Management or Bennington Town Dump)

Before You Start ANY Project
Step 1: Get Board Approval
Submit building plans to Board using the form below
Board will conduct visual inspection
Wait for written approval
Step 2: Submit $500 Deposit
Refundable security against damage to Corporation property
Step 3: Contact Commissioners
Notify Water/Sewer Commissioner
Step 4: Get Town Permit
Apply to Wyoming County Building Dept in Warsaw
All projects must comply with Town, County, and NYS building codes
During Construction
Dispose of debris at your own expense
NO dumping on Highland Glens property
Minimize damage to Corporation property
Complete all remedial work if damage occurs
Commercial activity
Above-ground and in-ground pools
Using property as collection/storage area for junk or unsightly items
Commercial trailers or shipping containers (except temporary PODS for moving/emergencies)
Raising/harboring domestic animals or fowl (see household pet rules)
Trailers/RVs as housing
Trailer storage on vacant lots
Wasting Highland Glens water (see infrastructure page for specific list)
Disposal of construction debris on Highland Glens property
Tampering with water/sewer connections
Fence installation without Board approval
Fees are assessed PER LOT
If operating costs increase, the regular assessment amount may increase
Assessment amounts are voted on by all shareholders at the December shareholders meeting annually
Late fees apply
Non-payment could result in water shut-off

$1,200 PER LOT / per year
Payable in 2 installments
Paid in July (15) and October (15)
Highland Glens follows the Town of Bennington Dog Control Law (Local Law No. 1, 2001).
All pets must be licensed per Town of Bennington and NYS Law
Owner must control pets at all times
Owners are liable for all pet's actions
Immediate cleanup of waste is required and is the owner's responsibility
Highland Glens does not grant residents the right to harbor or raise domestic animals or fowl (household pets only)
Complaints and violations should be directed to the Town of Bennington Animal Control Officer
Highland Glens' 320 acres and three pristine lakes create habitat for diverse wildlife. Here's what you should know:
Respect Wildlife
Observe from safe distance - never feed or approach
Secure trash and remove attractants
Don't disturb nests or young animals
Report injured wildlife to SPCA or NYS DEC
Be Cautious
Canada geese: Aggressive during nesting (March-June)
Snapping turtles: Can bite; in lakes and nest on land (June)
Coyotes & fisher cats: Active dawn/dusk; supervise small pets
Ticks: Check yourself and pets after outdoor activities
Rabies carriers: Raccoons, skunks, bats
Remember: You chose to live in a beautiful natural setting. Wildlife enriches our community and contributes to the ecosystem that makes Highland Glens special. With awareness and respect, we can live in harmony and coexist safely.
