The Following Information was Presented and Approved by all Shareholders in Attendance (26 lots represented) at the Highland Glens’ Annual Stockholder Meeting on December 8, 2024. 100% unanimous vote to proceed / zero objections.

Wastewater from our septic holding tank is pumped inside the wastewater plant to the RBC, a large machine with 4 groups of approximately 30 slowly rotating media discs per group that contain live reproducing microorganisms that feed on the solid waste to decompose it.
Once wastewater exits the RBC, it moves to the Clarifier (13 feet tall with 8 feet of it being underground) whose purpose is to remove solids from the wastewater through gravity sedimentation. Settled solids in the form of sludge accumulate at the bottom of the clarifier and is pumped outside to the septic tank.
The Clarifier’s wastewater (which is now free of solids/sludge) is directed through the UV chamber which is a disinfection method for destroying disease-causing organisms. Once through the UV system the water is discharged into Bear Creek.
The typical life span of the equipment is 30 years. As documented in the 2024 board meeting minutes, the board has spent the last 12-months meeting onsite with 3 separate engineering companies and collecting quotes ranging from various wastewater methods, to brand new equipment, to rehabilitating our existing equipment. The board has decided to rehabilitate the existing equipment to keep the cost as manageable as possible for our stockholders.
A special assessment payable twice a year, over the next 5 years, will fund the rehabilitation.
$1,200.00 each year for 5 years
Payable in 2 installments in July & October for years 2025, 2026, 2027, 2028 & 2029
Heather McIntosh-Noon and Danielle Lampart are managing this project. Project updates are presented annually at the December Stockholders’ Meeting. Heather has managed nearly all of the major projects in Highland Glens over the years and Danielle has over twenty years’ project management experience in her corporate career.
